The Process

01. Drawing & specification review.

All issued drawings, specifications, and tender documents are reviewed in full before measurement begins. Gaps and ambiguities are flagged before they become pricing risk.

02.Systematic quantification.

Each trade is measured in full from the issued drawings — pipework, ductwork, plant, equipment, controls, and ancillaries — using a consistent, auditable method.

03.Scope definition.

All measured items are structured against the project specification and scope of works; inclusions, exclusions, and assumptions clearly set out and agreed.

04.Take-off schedule issued.

A fully structured take-off document is produced and issued ready to apply labour, materials, and plant rates against with complete confidence.

The design is assessed against specified performance outcomes — identifying where the specified solution adds cost without adding value to the finished installation.

Where opportunities exist, alternative materials, system configurations, and products are assessed for compliance, performance, and installed cost — with a clear recommendation on each.

03. Installation method review.

Proposed installation sequences and methods are reviewed for efficiency. Buildability is assessed alongside programme requirements, with recommendations where time or cost can be saved.

04. Value engineering report.

The Process

01. Cost build-up review.

The full cost build-up reviewed across all trades labour rates, material allowances, plant, preliminaries, and subcontract packages to confirm accuracy and flag pricing anomalies before submission.

02. Margin & mark-up analysis.

Cost versus sell position assessed at trade and package level. Mark-up strategy reviewed against project risk profile, competition, and target margin with recommendations where the position needs adjusting.

03. Risk allowance assessment.

Risk allowances reviewed for adequacy across all variable elements — particularly labour-intensive trades, long lead-time plant, and scope items with limited drawing detail at tender stage.

04. Pre-submission sign-off.

A final commercial review confirming the submission is accurate, complete, competitively positioned, and built to protect margin through delivery.
